Closing Time

If you have come this far, this means that it is almost time for a congratulations, but not yet!

Do not forget to tie up these loose ends:

Final Walk-Through Inspection.

The final inspection takes place the day before, or the morning of the closing date. The buyer visits the property, with the selling agent to verify that all is in working order, everything is the same as when the buyer last viewed the property, and that there are no extra items left behind.

Cancel and Utilities and Services.

Here is a list of useful numbers for the termination utilities and services. Please call each company several days before the closing occurs. Make sure the utilities remain on until closing.

If you have oil heat or get propane deliveries…you must call the company you use, to get a final reading.

Be Prepared.

I am ready to assist you should an unforeseen glitch pop up, even at this late stage. Closing.

Your attorney will furnish all parties involved with a settlement statement, which summarizes and details the financial transactions that are part of this process. This is called the Closing Disclosure (CD). The attendees at the closing table are as follows:

The seller and their attorney

The buyer and their attorney

Representative of the title company

Lender representative

…and the real estate agent/brokers.

If you are receiving funds from the transaction, a bank check will be issued to you at the closing.

That‘s when you hand over the keys to the new owners!
